The façade is the first thing visitors judge
Around Lake Geneva a façade gets dirty in layers: traffic particles on urban roads, limescale deposits left by rain on stone, greasy films near catering areas, and above all moss and algae on north-facing walls that never dry out completely. It builds up slowly, then becomes impossible to ignore.
We do not treat every façade the same way, because mineral render, porous natural stone, metal cladding and a glazed curtain wall differ in both durability and risk. The on-site survey determines the permissible pressure, the product, the water temperature and the access method — in that order.
Access drives the price, not the surface area
Two buildings of identical size can take a day or a week depending on whether a platform can be set up at the entrance or whether the work has to be done on ropes from the roof. In Geneva, the public-space permit, pavement width, tram line and parking spaces to be suspended often weigh more than the square metres.
That is why we publish no per-square-metre rate for façades. A price quoted without seeing the building would either be a safety margin you pay for nothing, or a quote revised mid-project. We prefer to visit, measure, and set an amount that does not move.

Façade cleaning — frequently asked questions
Why don't you give a per-square-metre price?
Because access often matters more than area. A 400 m² façade reachable by platform from a private courtyard costs less than a 200 m² façade on a narrow street with a tram line, a public-space permit and rope access. A blind per-square-metre rate would mislead in one direction or the other.
Can high pressure damage my façade?
Yes, and it is a real risk. Render, soft stone or tired joints cannot take the pressure used on sound concrete: the coating comes off and the damage is irreversible. That is why we run a test patch before starting. On some substrates we deliberately work at low pressure, more slowly.
How long does the result last?
Mainly depending on orientation and surroundings. A south-facing façade in a residential area can stay clean for years; a shaded north wall near trees greens over faster. The long-lasting treatment slows recolonisation but does not stop it — we say so beforehand, not afterwards.
Do tenants need to be informed?
Yes. We provide a notice to display, stating the dates, which windows to keep closed and which balconies to clear. On managed buildings this is arranged directly with the agent before we start.
Do you clean the windows during the same visit?
That is the most logical moment: the access equipment is already in place. Handling glazing separately later means bringing a platform or ropes back a second time, so paying for access twice.
Do you remove graffiti?
It depends on the substrate. On smooth, non-porous surfaces removal is usually complete. On porous stone or absorbent render a ghost image can remain visible; we flag that before starting rather than promising a result the material cannot deliver.
