Fresh paint is judged on preparation, not colour

In commercial premises, what gives away a rushed job is almost never the shade: it is the patch marks on a poorly sanded wall, cracks reappearing after six months, messy edges at the ceiling line, roller marks visible in raking light. All of that is decided before the first litre goes on.

On a sound wall, preparation is a small part of the job. On a wall that is cracked, water-stained or covered in badly stripped wallpaper, it can take more than half the time. That is why we do not quote per square metre without seeing the substrates.

Repainting without closing

An occupied office floor, a trading shop or a stairwell used every day cannot be treated like an empty site. We work zone by zone, in the evening or at the weekend, with low-odour paints so the space can be used again quickly.

We also handle the finishing: removing and refitting switch plates, protecting floors and furniture, a full clean at the end. A clean painting job shows in the fact that you have nothing to do after we leave.

What's included

What makes the difference

Substrate assessment

Cracks, damp, old coverings, tired plaster: whatever will drive the duration is recorded before pricing.

Preparation actually done

Sanding, filling, the right primer. This is the step the cheapest quotes cut first.

Work outside business hours

Evenings, weekends or zone by zone, so your business is not interrupted.

Low-emission paints

Rooms usable again quickly, without lingering odour in enclosed spaces.

Protection and cleaning included

Floors, furniture and joinery protected, site left clean — no finishing left to you.

Agent and tenant coordination

In common areas, schedule and resident notice organised with the managing agent.

The amounts above are floor prices, not closed packages: they cover a standard job. The final price depends on the actual duration and difficulty of the work — surfaces, frequency, access and condition of the premises. Commercial painting — frequently asked questions

Commercial painting — frequently asked questions

Why don't you quote per square metre?

Because two premises of identical size can need very different amounts of time. A sound wall paints quickly; a wall to be filled, sanded and primed can double the duration for the same area. A per-square-metre price quoted without a visit would either be a margin you pay for nothing, or a quote revised along the way.

How many coats do you apply?

Generally a suitable primer plus two finish coats. A major colour change — dark to light, or a saturated colour — may need an extra coat. We say so in the quote rather than discovering it on site and charging you a supplement.

Can we stay in the premises during the work?

Yes in most cases, working zone by zone and outside peak hours. We use low-emission paints, which makes rooms usable again quickly. On a fully occupied floor, an evening or weekend schedule remains the most comfortable option.

Will the cracks come back?

A shrinkage crack properly opened, filled and reinforced does not return. A structural crack, however, moves with the building: it will reappear sooner or later, whatever the quality of the filling. We tell the difference at the visit and say so — painting over a structural problem does not solve it.

Do you treat water stains?

We treat them with a blocking primer so they do not bleed through the finish. But if the leak is still active the stain will return: the cause has to be fixed first, by a roofer or plumber depending on the case. We do not paint over an ongoing leak.

Who supplies the paint?

We do, unless you ask otherwise. If your landlord or brand guidelines require a specific reference, we use it — common for common areas and retail brands. In that case the reference appears on the quote.

Premises to refresh?

We come and see the real condition of the substrates and issue a fixed quote, preparation included.
